Montreal, October 2, 2026. Tangram HQ Studio introduces Acheteur Futé, an AI real estate coach for buying a home in Quebec. The app, available on the web, iPhone and Android, is still in development, in alpha.
Why Acheteur Futé
Buying a home means understanding the down payment, the CMHC premium, the welcome tax, the inspection report and a long list of steps. The information exists, but it is scattered, and buyers often arrive underprepared at their broker's, lender's or notary's office. Acheteur Futé brings those steps together in a single path.
A path in five phases
- Get ready: five connected calculators for borrowing capacity, the down payment with the FHSA and the Home Buyers' Plan, the CMHC premium, the welcome tax and the total monthly cost.
- Explore: neighbourhood analysis across 25 criteria weighted by the buyer's priorities, and listing import from Centris, DuProprio or Realtor.
- Decide: side-by-side property comparison, analysis of the inspection report PDF and an offer simulator.
- Buy: a 7-step, 29-task timeline, with the documents to provide and the costs to expect up to the notary.
- Live: tracking the property after the purchase, from its value to the mortgage, maintenance and renewal.
A coach that knows the file
The coach reads the buyer's numbers, properties and analyses before answering. The amounts come from the calculators, not from an AI estimate. Acheteur Futé does not replace the broker, the lender or the notary: it prepares the buyer to meet them.
A commission-free model
Acheteur Futé takes no commission on transactions. The service is funded solely by its users' subscriptions, which keeps its advice independent from the sale.
Status
